Hope and East Hope sit along Highway 200 on the north shore of Lake Pend Oreille, east of Sandpoint, where the hillside comes down steeply to the water. The setting is spectacular and it makes for genuinely difficult building conditions: steep lots, tight access, structures perched on slopes, and long stretches of shoreline exposure.
A lot of property here is seasonal or second-home, which changes the maintenance picture entirely. Buildings that sit unoccupied for months do not get the small problems caught early — a slow leak, a failing hose bib, an ice dam, or snow load on a cabin deck can go unnoticed until someone arrives in spring. Much of the work we do out here is either preventive winterization or repairing what a winter did while nobody was watching.

Those are exactly the things our inspection looks hardest at here.
