Sandpoint sits on the north shore of Lake Pend Oreille with Schweitzer rising behind it and the Long Bridge carrying US-95 across the water to the south. It is the Bonner County seat and the practical center of everything we do — most of our work is within a short drive of town.
The building stock here is unusually varied for a town this size, and that shapes the work. The blocks around the historic downtown include homes over a century old, with the plaster, settling, single-pane windows and undersized electrical that come with that age. The lakefront and hillside properties are a different problem set entirely: moisture, drainage, steep access, and decks that carry serious snow. Newer subdivisions on the edges of town have their own pattern, mostly builder-grade finishes reaching the age where they need attention all at once.

Older Sandpoint homes need a different approach than new construction — plaster rather than drywall, settled framing, and finishes that need matching rather than replacing. We would rather repair what is there than tear out something original that can be saved.
