A meaningful share of the drywall repair we do in Bonner County traces back to two things: ice dams and freezing pipes. Both put water into a ceiling or wall cavity, and both tend to recur in the same spot every year until the underlying cause is addressed.

That is why we look at why the drywall failed rather than just replacing it. A ceiling stain that reappears each spring is a roof and attic ventilation problem wearing a drywall costume, and patching it repeatedly is the expensive way to not fix it.

Seasonal movement matters too. Buildings here go through a wide humidity and temperature swing between February and August, and framing moves with it. Cracks at the same corners every year usually want proper taped repair, not another skim of compound.

The stain is drywall. The cause almost certainly is not — recurring ceiling stains in this area are usually ice damming or a roof or plumbing leak. We will find the source before repairing the surface, otherwise it returns next spring.

Yes, painting can be included. Note that spot-painting a repair on an older wall often shows as a slightly different sheen or shade, so painting the full wall corner-to-corner is usually the better-looking result.
