Dover sits just west of Sandpoint on the Pend Oreille River, and it is really two building stocks in one small city. The Dover Bay development brought a substantial amount of newer waterfront and near-waterfront housing. The original townsite, rooted in Dover's history as a mill community, has homes several generations older.
That split defines the work. Newer homes here are generally into their first serious maintenance cycle — decks needing refinishing or rebuilding, exterior finishes weathering, and the finish-level updates owners want after a decade. The older townsite homes need the kind of repair that comes with age: siding and window work, drywall and plaster, and structures that were built before current requirements.
